Welcome to Witches & Cowboys, a residential cleaning and landscaping service provider. By booking, scheduling, or using our services, you agree to the following Terms and Conditions.

1. About Our Services

Witches & Cowboys is a service platform that connects residents with independent maintenance professionals, including maids and landscapers. Our mission is to provide affordable, reliable, and consistent home cleaning and yard maintenance services while creating sustainable employment opportunities.

Services are offered:

  • As a combined package (cleaning + landscaping)
  • Or individually, depending on client needs and eligibility

We operate through organized service groups assigned to specific communities to ensure efficiency, consistency, and affordability.

2. Membership vs. Client Status

Members

  • Must schedule services at least once every 4 weeks
  • Receive:
    • Free basic landscaping (subject to conditions)
    • Discounts and promotional benefits
  • Expected to maintain consistent service without frequent cancellations

Clients (Occasional Users)

  • Use services inconsistently (more than 4 weeks between visits)
  • May:
    • Be required to pay additional fees
    • Not receive free landscaping or promotions
    • Require additional cleaning time

3. Description of Cleaning Services

3.1 General Scope

Cleaning services include basic cleaning and detailed cleaning, performed based on time availability and rotation.

3.2 Basic Cleaning (Performed Every Visit)

Includes:

  • Floors: sweeping, mopping, vacuuming
  • Kitchen: countertops, sink, stove exterior, microwave (inside/outside), cabinet exteriors, fridge exterior, dishes (limited)
  • Bathrooms: toilets, sinks, showers, mirrors, tubs
  • Bedrooms: bed making, linen changes (upon request)
  • Light dusting (visible areas)
  • Trash removal

3.3 Detailed Cleaning (Rotational)

Includes:

  • Baseboards, blinds, shutters
  • Windows (interior, reachable areas)
  • Doors, ceiling fans, lamps
  • Furniture and decorative items
  • Inside oven and fridge (upon request and time permitting)

Important:

  • Detailed cleaning is rotated and not completed entirely in one visit
  • Excess clutter or poor home condition may limit both basic and detailed cleaning

3.4 Limitations

  • Laundry services are not included
  • Excess dishes or disorganization may reduce service scope
  • Deep cleaning requires prior request and price adjustment

4. Landscaping Services

4.1 Free Landscaping (Members Only)

Includes up to 30 minutes of basic yard maintenance, such as:

  • Lawn mowing
  • Bush and small tree trimming (under 8 ft)
  • Weed removal
  • Leaf blowing
  • Irrigation check/programming (upon request)

4.2 Conditions

  • Must be performed at least once every 4 weeks
  • Not guaranteed if service lapses occur
  • May be suspended during peak seasons or due to scheduling

4.3 Additional Services (Extra Cost)

  • Tree trimming above 8 ft
  • Irrigation repairs
  • Plant removal or installation
  • Fertilization
  • Yard cleanup

4.4 Yard Condition

  • Initial cleanup may require additional fees
  • If declined, yard will be restored gradually over multiple visits

4.5 Restrictions

  • Dog waste must be removed prior to service
  • Locked gates may prevent service completion without rescheduling

5. Service Duration

Estimated cleaning time:

  • Approx. 40–60 minutes per 1,000 sq. ft.

Estimated landscaping time:

  • Approx. 20–45 minutes per property

Time may vary based on:

  • Property condition
  • Number of occupants, pets, and children
  • Frequency of service

6. Pricing

Pricing is determined by:

  • Property square footage (Clark County Property Records or equivalent)
  • Number of bathrooms
  • Property condition
  • Service frequency
Additional Pricing Notes
  • Rates increase in 500 sq. ft. increments
  • Partial cleaning reductions apply only if enough square footage is excluded
  • Oversized lots/yards may incur additional fees
  • Occasional clients require extra service time (minimum +1 hour)

7. Scheduling and Appointments

7.1 Booking

  • Services must be scheduled at least 24 hours in advance
  • Clients must provide a 2–4 hour arrival window or full-day window (7 AM–4 PM)

7.2 Confirmation

  • Clients will receive a reminder the business day before service
  • Confirmation is required within the specified timeframe
  • Failure to confirm may result in loss of appointment

7.3 Arrival Times

  • Exact arrival time is provided after confirmation
  • Delays may occur due to route changes or prior appointments

8. Cancellation Policy & Penalties

Cancellation Fees
  • Cancel between 12 PM – 3:59 PM (day before) → $15 fee
  • Cancel after 4 PM (day before) or same day → $30 fee
  • Homes over 3,500 sq. ft. → up to $50 fee
  • Landscaping already performed → additional $15

No-Show / Refusal of Entry

  • Full penalty applies
  • Repeated violations may result in service termination

9. Payment Terms

Accepted payment methods:

  • Cash
  • Check (ID verification required initially)
  • Credit card (3.5% processing fee)
Additional Terms
  • Payment is due at the time of service
  • Recurring billing available
  • Tips are optional but encouraged for exceptional service

10. Personnel & Service Standards

  • All personnel undergo:
    • Background checks
    • Training and performance evaluation
  • Teams typically consist of two maids
  • Same team assignment is preferred but not guaranteed

Client feedback directly impacts personnel retention.

11. Property Access

Clients may provide access via:

  • Registered key (securely stored)
  • Lockbox (recommended)
  • Hidden key (not recommended)
  • Access code (securely stored)

Clients must notify of any changes to access instructions.

12. Security & Liability

  • Fully licensed, bonded, and insured
  • Security fund available for accidental damages
  • Claims must be reasonable and truthful
Optional Security Feature
  • Video recording of service (upon request)
  • Stored securely and deleted after 90 days

13. Client Responsibilities

Clients agree to:

  • Maintain reasonable home conditions
  • Provide safe working environment
  • Remove pet waste from yard
  • Ensure access to property
  • Communicate special requests in advance

14. Service Limitations

  • Services are time-based, not task-completion guaranteed
  • Weather may delay landscaping
  • Simultaneous arrival of teams is not guaranteed

15. Modifications to Terms

Witches & Cowboys reserves the right to update these Terms and Conditions at any time. Continued use of services constitutes acceptance of any changes.
